Why Choose Us

An Insider's Edge in UAE Property Law

Mr. Ahmad Abdulla Ahli spent seven years presiding over Dubai's most specialised real-estate judicial bodies. He did not just observe how property disputes are decided — he was the one deciding them.

That experience translates directly into client advantage. We understand what arguments persuade UAE property courts, what evidence matters most, and where developer agreements typically fail — because we have seen every angle from the bench.

Whether you are an investor facing a cancelled off-plan project, a buyer caught in a developer dispute, or a business dealing with a service-charge conflict, our team brings judicial precision to every case.

Common Questions

Real Estate Litigation FAQ

Yes. Buyers of cancelled or stalled projects registered with RERA have the right to claim refund of all instalments paid, plus compensation for consequential losses. Our founder chaired the Cancelled-Projects Committee and understands exactly how these claims are evaluated.

Misrepresentation of specifications, reduced size, or material changes to the agreed unit are all grounds for legal action — including rescission of the contract and full refund, or damages. We assess each SPA against UAE Civil Code and RERA regulations.

Timelines vary by complexity and court level. RDC rental disputes can resolve in weeks; first-instance property cases typically take 6–18 months. Appeals extend timelines further. We advise clients on realistic expectations from the outset, and pursue interim orders where time is critical.

Yes. A significant portion of our real-estate clients are overseas investors with UAE property interests. We handle all court proceedings locally and keep international clients updated via email, video call, and written reports in Arabic or English.
